Many people are confronted, by the need, to make a decision, whether they should, buy, a home of their own, or, rather, rent a place, to live. We often state, owning a home, is the American Dream, but, unless/ until, we make our decisions, wisely, we might risk, the dream, becoming, more of a nightmare, than dream! Therefore, this article will briefly discuss, examine, and review, the so - called, 3 C's, of making the best personal decision, in this manner. 

1. Cash reserves: Before one buys, he must put together, significant cash reserves, so as to do so, wisely, and with far less stress! Not only is this essential, in terms of putting down a down - payment, and qualifying for a mortgage, but also, preparing for the potential necessary repairs, maintenance, renovation, and/ or any other obstacle, thrust in the face, of a homeowner. On the other hand, renters have a far more predictable, scenario, and potentially, less stress! Examine your personal situation, needs, wants, and priorities, and make the best decision, for you, and your needs, and goals!

2. Credit Rating: In order to obtain the best possible mortgage, if/ when you buy a home, you must pay keen attention, to creating, and maintaining the finest possible, credit rating. Before beginning your home hunting quest, obtain a copy of your credit report, and pay keen attention, to improving it. Avoid making costly mistakes, and if you decide to purchase, avoid taking out, any new credit, or borrowing, in the 6 months, or so, prior to seeking the mortgage. Become credit savvy!

3. Comfort zone: Each individual is different, and different things/ factors make some far more comfortable owning, while others are more comfortable, renting! Know your comfort zone, and act wisely, so you balance, comfort, with your needs, goals, and family situation!

Use the 3 C's, to help you determine, if renting, or buying, is best, for you! A wise, prepared person, acts wisest, in this regard!

Surviving In The Age Of TRUMP

Whether one is a supporter, or detractor, of President Donald Trump, most agree, we are witnessing a period, in American history, unlike any other, in recent memory! While his supporters, seem enthusiastic, and happy about this, many others, appear threatened, and disturbed! I have never observed, so much, daily attention, paid on the behavior, and articulations of any leader, and most public opinion polls, seem to indicate, we are at a record - high, in terms of the consistent unease of much of our citizens. With that in mind, this article will attempt to review, consider, and discuss, using the mnemonic approach, much of what this means, and represents, and some possibilities, in terms of surviving, in this age of TRUMP.

1. Take time; timely; trends: Take a deep breath! Take the time, to fully consider, the difference between empty rhetoric and promises, as well as vitriol, and playing politics, as opposed to concerning policies, etc! Are the ideas timely, or merely blaming and complaining, about the past! Know the trends, and seek the finest, most relevant, sustainable, viable approach, and solutions!

2. Relevant; relax; responsive; reasoning: Introduce relevant alternatives to policies you feel are detrimental, and/ or, wrong, and do, so, in a relaxed, calm way, which is responsive, to the true needs, of the nation! Don't just complain about what you don't like, but demand your finest reasoning, and articulate a positive, relevant, sustainable manner!

3.  Useful; usable; urgent: Oppose what's wrong, with useful alternatives and options! Your approach must be usable, and you must display, and articulate a compelling, alternative message, which becomes an urgent, positive, call - to - action!

4. Make mark; mention; motivations: Simply complaining, achieves little, nor helps make things better! Seek to make your mark, for the better, by mentioning, how, when we work together, for the common good, we are all motivated, to enhance, and build upon, those freedoms and liberties, many feel, are being challenged, today!

5. Planning; priorities; perceptions: Don't seek to merely, survive, but rather, how to effectively, make America better! This requires much thought, and effective planning, so all our perceptions, focus on ways, we can, rather than what we are witnessing!

Making America Great Again, must mean, better understanding what has always distinguished us, in the past! It's up, to each, and every, one of us!

Leaders LISTEN Before They Talk

Although, for most, their favorite sound, is the sound of their own voice, in order to become a real leader, one must commit to consistently, effectively LISTEN, before they talk! This is often, quite a bit more difficult, and/ or, challenging, than it might seem and appear, because it is contrary to much, of our day - to - day, human nature. This important behavior requires proceeding, with a high degree of commitment, and discipline, and the understanding, no one, knows - it - all, or has all the answers. How can anyone, fully understand, the perceptions, and priorities, of those one serves, unless/ until, he proceeds, accordingly? With that in mind, this article will attempt to briefly, examine, consider, and review, using the mnemonic approach, some of what makes this, such an essential, core component of meaningful, effective leadership.

1. Learn; leadership; lessons: One only listens, effectively, when the objective is, truly learning, from every experience, and conversation, and try to make a quality difference, for the better! This is a core component of real leadership, and when one learns, relevant lessons, he begins to become a better leader!

2. Ideas; ideology; integrity; imagination: True leaders introduce ideas, which inspire and motivate constituents, and align with the ideology, of the organization! This must be combined with absolute integrity, and the imagination, to go beyond, the ordinary, and/ or, same - old, same - old!

3. Serves; system; sustainable solutions: Every leader must understand, who he serves, and proceed, accordingly. He must conceive and perceive of, create, and implement, the best system, focused on creating sustainable solutions!

4. Timely: If the focus is on the past, you aren't leading! Great leaders avoid backward - thinking, same - old,. same - old, ways, as well as realizing, they must avoid procrastination, and be ready, willing and able to make well - considered, timely actions, based on quality, and relevance!

5. Empathy; emphasis; energize; excellence: In order to proceed, with the utmost excellence, he must place his emphasis, on proceeding, with genuine empathy, and a desire to energize others, toward the common good!

6. Needs: Effective leaders emphasize needs, of the organization, and constituents, they serve, and represent!

Why Are You Fit To LEAD?

You believe strongly in the heritage, mission, beliefs, and vision/ purpose, of a particular organization, so much so, you want to serve in a leadership position. While groups need individuals, who are ready, willing, and able, to serve, and do so, with the utmost commitment, it's important to first, introspectively, and objectively, examine your reasons for wanting to do so, and whether, you are fit to LEAD! With that in mind, this article will attempt to briefly, examine, consider, and discuss, using the mnemonic approach, what this means and represents, and why it's such a key, core component, and principle, of becoming a true leader.

1. Listen; learn; leadership: No one, no matter how committed, trained, qualified, and otherwise, ready to serve as a leader, has all the answers, and must never believe he does! True leadership begins with the ability and willingness to focus more on effectively listening, to others, in order to discover their perceptions, and priorities, and learn, from every conversation, and experience. Once this is one's attitude, and practice, he becomes more qualified, for meaningful leadership!

2. Empathy; emphasis; energy; excellence; endurance: When one focuses, as above, he becomes capable of consistently proceeding with the utmost degree of genuine empathy! He, then, places his emphasis, and most of his energy, on proceeding with a dedication, to his utmost degree of personal excellence! When this is combined, with focus, and endurance, he becomes more fit, to lead, and make a difference, for the better!

3. Attitude; attention; aptitude; articulate; agreement: True leaders possess a genuine, positive, can - do, attitude, combined with a willingness to pay keen attention, to what, the strengths and weaknesses, of the group, might be! Combining that with a well - developed, quality aptitude, and a willingness, readiness, and ability to clearly articulate a motivating, inspiring message, his focus becomes on creating agreement, for the common good!

4. Delve deeply; deliver; dedication; deserve: Those, fit to lead, delve deeply into options and alternatives, and deliver, their best possible commitment, and service! This requires true dedication, and only, then, will the individual, deserve, and earn, the respect of others!

Relevant; responsive; responsible; realistic: We seem to be living in a somewhat, surreal time, when our President, seems to believe, he is, either above the law, or doesn't need to serve and represent all the people! Many, including me, refer to this, as "Trump World," because it often, seems, Donald Trump, pays little heed, to telling the truth, if it doesn't support his personal/ political agenda, and/ or self - interest. Calling the media, Fake News, and the Enemy of the People, appears to be counter, to the basic, American principle, of Freedom of the Press. His Make America Great Again, seems to focus on the past, rather than pursuing, relevant, responsive, responsible, realistic, and/ or sustainable solutions, and he focuses, on his core supporters, rather than the common good!

2. Empathy; emphasis: Even his greatest supporters, would probably not proclaim, President Trump, possesses, or proceeds with genuine empathy! To earn the respect of most, one should focus on the common good, and needs, rather than placing his emphasis, solely on the perceptions of his core!

3. System; service; sustainable solutions: How can anyone earn respect, unless he clearly articulates, a well - considered, system, and focuses on service, to nation, and all its citizens? There can be no place, for band - aid approaches, but, we need, leaders who consider, and introduce, the finest, sustainable solutions!

4. Priorities; planning: Closely examine, a leader's priorities, and focus! Does he, merely use empty rhetoric, and make promises, or does he commit to the utmost level, of quality planning?

5. Efforts; energize: How one focuses his efforts, goes a long way, towards whether it energizes the nation, in a positive manner?

6. Character; creative: We need public leaders, who exhibit the finest character, focused on service, and the public good! Rather than merely looking at the same - old, same - old, we need individuals, who proceed, in a creative, fully considered, focused way!

After more than 4 decades of involvement, in nearly every relevant component of doing so, I believe, although, there is no, one - way, of doing so, in a quality manner, there are certain KEYS to producing and implementing the most effective leadership. With that in mind, this article will attempt to review, consider, and briefly discuss, using the mnemonic approach, some of these important principles, etc.

1. Knowledge; keeps: Obviously, leading effectively requires certain relevant knowledge! However, until/ unless one not only accumulates this, but proceeds forward, effectively, and in a timely, well - considered manner, to create and implement the best strategic plan, in order to introduce, and implement the finest possible, action plan, he still is not leading! This means, one must be capable of differentiating between irrelevant information, and what he needs to keep, maintain, and pay attention to!

2. Empathy; emphasis; energize; excellence; endurance: One must commit to consistently listening effectively, and learning from every conversation and experience, in order to proceed with the utmost degree of genuine empathy. This will/ should lead him, to knowing, where to place his emphasis, so it energizes his organization, and stakeholders. The better prepared, and ready, a homeowner, the less stressful, and more satisfying, the experience of home ownership, becomes. In order to prepare, one must recognize, and consider, and examine, 4 needed financial reserves, in order, to avoid unnecessary stresses, etc. While these aren't the only challenges, they are the most common, and, thus, creating these reserves, and committing to all the necessities, and discipline, the happier, and easier the overall experience. Here are a few of the approaches, and possibilities.

1. Monthly costs/ predictable: The predictable costs of home ownership, are those, you are fully aware of, from the onset! The wise homeowner, creates a reserve, of from 4 to 8 months, so, as to be prepared, for any negative contingencies, etc. These costs include the mortgage principal, and interest, escrow for real estate taxes, insurance, etc. Remember, while the principal and interest, might remain the same, real estate taxes often increase, annually, as do insurance premiums, etc. In addition, there is often, insufficient funding of the escrow, and it is recalculated, after the first year, or so.

2. Repairs/ unexpected and unanticipated: Along with owning a house, comes those unexpected, but necessary repairs! While some of these might be minor, the ever - increasing costs of hiring a plumber, electrician, roofer, etc, makes being prepared, a wise move. Funding this reserve, with an additional 6 months, or so, of reserves, is a wise approach, although requires commitment and discipline!

3. Maintenance - regular: Performing regularly scheduled maintenance, often, minimizes, further exposure, caused by being inattentive, or unprepared! Consider the possibilities, which includes seasonal maintenance, fixing minor issues (before they become major, etc), is a smart approach, but how one pays for these, is a necessary consideration!

4. Renovations - future needs, updating/ upgrading: When we first, purchase a home, of our own, our needs, may be somewhat different than they become, in the future! While, unlike the first three scenarios, can and should not, be delayed or put off, we can delay renovations, but, to enjoy, fully, where we live, we often need, to renovate and update/ upgrade. Only by planning, and disciplining ourselves, to have reserves, etc, will this be achieved, without undue stress!

The 3 C's Of Protecting Our Environment

America, and, thus, the rest of the world, is at a crossroads, because of many current situations, but, perhaps, the one, which most threatens and endangers, the future of our planet, is the battle, going on, between short - sighted, focus on either greed, or short - term economic impacts, and protecting the environment, and stemming, some of the negative possibilities, and ramifications, of climate change. President Donald Trump, unlike most of his predecessors, in recent times, as well as a significant portion of the rest of the world, appears to believe, and thus, denies, there is climate change. He has withdrawn the United States, from the Paris Accords, and his Environmental Protection Administration, or EPA, has reversed, many of the measures, and attempts, to reduce the negative impacts, etc. With that in mind, this article will attempt to briefly discuss, what I am calling, the 3 C's, of protecting our environment, before we destroy the sustainability of our planet, for future generations.

1. Clean Air: Over the past few decades, many restrictions, and legislation/ laws, have been enacted, and enforced, to reduce pollution, and clean our air! In fact, the level of smog, in many bigger cities, has been reduced, significantly, by restricting carbon emissions, etc. However, we have already witnessed, this administration, attempting to reverse, many of these attempts, and, we must consider, the dangerous ramifications, of this neglect! Simply denying, there are risks and issues, do not eliminate them!

2. Clean Water: We have witnessed, many so - called, 3rd World nations, hurt their citizens, by failing to provide clean water. Even in this nation, the situation, which occurred, in Flint, Michigan, point to the need, to pay far keener attention, to these risks, and the need, for greater, not less attention and focus! However, it is extremely concerning, that this administration, rather than taking the measures, in the best direction, has loosened restrictions on dumping, into the water supplies, etc. The environment should not be a political issue, but, unfortunately, has become one!

3. Car mileage standards: President Jimmy Carter was probably, the first President, to face the needs, for creating car mileage standards, in order to limit risks, etc, as well as positioning us, for a better, sustainable America! He created far - reaching, mileage goals, but the next President, Ronald Reagan, froze them, at the levels, when he took office, rather than expanding them, as originally planned. However, the current administration, has gone, even further, seeming to stress fossil fuels, over more sustainable alternatives.

Wake up, America, because, either you face reality, and protect the environment, or risk the health, and safety, etc, of future generations! Will you demand better?

How does one become a REAL leader, rather than merely, another, of the rest - of - the - pack? Why does this matter, and how does it impact, the group, one represents, and the stakeholders, he serves? While there are many factors, and some, must be somewhat, customized, based on the individual, there are certain necessities, in order to be elevated, into this rare, lofty position, etc! With that in mind, this article will attempt to briefly consider, review and discuss, using the mnemonic approach, some of these characteristics, and necessities, of being capable, of making a true difference, for the better, rather than merely holding some position of leadership.

1. Rational; realistic; reasoning; relevant: While lofty goals, and pursing as many viable options and alternatives, is important, nothing positive can occur, unless a leader, exhibits the utmost degree of rational thought, and development. He must be realistic, while pursuing options and alternatives, and seeking better! One's reasoning must be relevant, or why would others become willing to listen, and buy - into his ideas, plans, and potential solutions?

2. Empathy; excellence; emphasis; endurance; evolving: Either groups are consistently, evolving, or they will fail, to be sustainable! However, no one has all the answers, or even all the questions, and therefore, it's important to emphasize effective listening, over talking, and commit to learning from every conversation and experience. One's goal must be the utmost degree and possibility of his personal excellence, rather than settling for good - enough! This must direct his emphasis, and focus, and he must exhibit a significant degree of endurance, in order to possess the necessary persistence, to implement meaningful changes!

3. Attitude; attention; aptitude; articulate: Real leaders possess a genuine, positive, can - do, attitude, and are willing to pay keen attention, to both, relevant needs, and sustainable ramifications, etc! When they also commit to developing the quality aptitude, and relevant skill - set, and articulate an inspiring, motivating message, which connects with their stakeholders (actual and potential), they become positioned, to be real leaders!

4. Listen; learn; leadership: Perhaps, more than any other single asset, a real leader must be an effective and willing listener, and commit to constantly, learn, and become the best, he can be! When he exhibits true leadership skills, based on the best interests of the organization, and constituents, he proceeds, with the potential to become a real leader!

1. Attention; attitude; aptitude: What someone focuses on, and pays keen attention to, generally has a significant impact, on his overall success and impact! One must proceed, consistently, with a positive, can - do, attitude, combined with a well - developed, skill - set, and aptitude, to perform, as a true leader, should, and must!

2. Character; clarity; creative; choices: The measure of a true leader's character, is how he behaves, whether others are looking, or not! His message must be articulated, with the utmost degree of clarity, in order to motivate and inspire others, to buy - into, his ideas! When this is done, in a creative way, rather than merely the ordinary, same - old, same - old, he positions himself, to make the best choices, and select the finest options and alternatives!

7. Excellence; endurance: How can anyone achieve in a quality manner, unless he demands his utmost, personal excellence? Only when this is combined with the endurance to persist, and overcome obstacles, and seek the best solutions, will he ever, make a difference, and/ or change, for the better!

What Are Your Housing NEEDS?

When most people, go, house - hunting, and seek, a home, of their own, they proceed, considering their emotional needs, rather than what their actual NEEDS, might be! They can't, merely, proceed, without effective planning, but rather, ones, with a well - considered, system, to seek, sustainable solutions, for the common good!

5. Truthful; tells: Demand officials, proceed, in a truthful way, and tell, how they will transform challenges, towards a relevant, sustainable solution!

Wouldn't it be better, if we had public officials, worthy of our TRUST? Wake up, America, and demand better representation, if you hope, to have a nation, to be proud of!

President Trump, often, articulates a message, which seems to oppose a Free Press (unless it always supports him, and never criticizes anything, he supports, or him), as well as participating, in an argument with the N.F.L., about whether players, have the right to kneel, although the Supreme Court, generations ago, determined, our freedoms, included the right to refuse to take any pledge, if an individual makes that decision. We are never served, when we elect, leaders, with, far, too many promises, and too few, viable SOLUTIONS! America will only become, the best, it can possibly be, when/ if, the electorate assumes, far more responsibility, and focus!

Rather than trying, to merely, fit - in, a real leader, expands the limitations of his self - imposed, comfort zone, and realizes, one is only leading, when he directs others, towards creating the best way, to achieve the common good! Therefore, one must become ready, willing, and able, to serve as a quality DIRECTOR, and inspire and motivate stakeholders, to come together, and unify, for the common good, and the best possible results. With that in mind, this article will attempt to briefly, review, consider, and discuss, using the mnemonic approach, what this means, and why it makes, a real difference, for the better.

1. Needs: No plan, makes any difference, for the better, until/ unless, it is based on the actual needs, of the organization, itself, as well as its stakeholders. In order to do so, takes the ability to fully consider, what these actually are, without any preconceived notions!

2. Attention: How one focuses his attention, and whether, he does so, with an open - mind, differentiates between true leaders, and the rest - of - the - pack!

3. Priorities: Whose priorities, one serves and represents, is significant, because unless, it is based on the needs, goals, and perceptions of stakeholders, and constituents, it is not possible, to create the best, action plan, for the particular group!

4. Perceptions: Two types of needs, should be addressed, in one's strategic and action plans! The first of these, obviously is the actual ones, but, unless, an attempt is made, to identify, and address, the perceptions of those one serves and represents, why would anyone be willing to listen, and participate?

5. Empathize: In developing, strategies, and approaches, a leader must prioritize, effectively listening, and learning, from every conversation, and experience! Only, when this is the process, will anyone be able to genuinely, empathize, and involve, and inspire, others, to buy - into, the program!

6. Strategy: You can't jump, right - in, and create an action plan. Rather, one must proceed, with a strategy, focused on addressing, current challenges, and needs, in a relevant manner, while ensuring, his approach, is, also, sustainable!
